Secrets To Growing a Huge Listing Video YouTube Channel!

In the fast-paced world of real estate, it's no secret that success often hinges on one's ability to adapt and stand out in a crowded market. Enter Raj Sahoo with REAL Broker, a real estate agent who has taken the Austin Texas market by storm with his listing video-focused YouTube channel. In a candid interview, Raj shares his journey, strategies, and invaluable insights on how to grow a massive listing video channel.

Pioneering the Real Estate Listing YouTube Channel Model

Raj Sahoo's success in the real estate industry with listing videos is nothing short of inspiring. In his conversation with Malcolm Lawson, he discusses his pioneering journey into the world of YouTube and the real estate market. Raj believes that the next big opportunity for real estate agents on YouTube lies in local home tour videos. Through his channel, Raj has built a thriving business entirely on autopilot, centered around new construction in his area.

In this interview, Raj breaks down his entire business model, revealing the equipment he uses, his filming and editing process, and what he considers the best practices for crucial elements such as call-to-actions, thumbnails, and video titles.

"In 2020, we saw essentially a digital land grab by real estate agents trying to become the first local informational channel on YouTube about their area," Malcolm explains at the begining. "And I predict that these local home tour channels, like what Raj is helping pioneer right now, are going to be the next digital land grab."

The Numbers Game: Subscribers, Views, Leads, and Transactions

Raj gives us a glimpse into his YouTube journey by sharing some impressive numbers.

"In terms of numbers, I'm at over 7,000 subscribers, although I don't really pay attention too much to Subs," he states. But it's not just about subscribers. Raj reveals, "the problem was I was showcasing homes that were getting views but weren't converting enough leads."

What sets Raj apart is his ability to generate solid leads, averaging between 10 to 30 per month. These are not just numbers; these are real, engaged individuals who have reached out to him after watching his content. "They binge-watch my content and are very comfortable with me on the first phone call," Raj proudly shares.

Content Strategy: Top of Funnel vs. Middle/Bottom of Funnel

One of the most intriguing aspects of Raj's approach is his content strategy. He distinguishes between "top of funnel" and "middle/bottom of funnel" content. The former is designed to attract new viewers and may be pushed out to a broad audience. Raj believes this type of content is essential for grabbing attention.

This top-of-funnel content often features stunning walkthroughs of homes with extravagant designs and finishes. They serve as eye candy for viewers, sparking their imagination. As Raj points out, "The majority of people are watching them for entertainment purposes, meaning they have no intent of buying the home that's on your screen right now."

But it's the middle and bottom of the funnel content that truly converts leads. Raj does home tours of more affordable model homes which may not get as many views as the extravagant homes, but in the end these are the types of homes people reach out ot Raj for help with buying.

New Construction: Raj's Bread and Butter

New construction is where Raj truly excels. He proudly shares that it has been "100% of the clients that I've taken on over the last two years." In fact, Raj hasn't written a resale contract or even an offer in two years. His focus is on the value proposition that new construction offers, especially in a market where interest rates are favorable.

"The type of buyer that I do take on tends to be forever home buyers," Raj explains. They want their dream home, and they're willing to invest in new construction to make it a reality. Raj's ability to guide these buyers through the process effortlessly is a testament to his expertise.

Efficiency in Business Operations

What's equally impressive is Raj's efficiency in business operations. Because 100% of his business comes from new construction, his business is incredibly streamlines compared to most agents. "I just upload the new construction contract and buyer paperwork, and it's so easy with the app that we have in our online portal," he shares referring to the REAL Broker agent app. This streamlined approach allows him to focus on what truly matters: creating compelling content and serving his clients.

Consistent Content Creation: The Power of Scheduling

Consistency is key in the world of YouTube, and Raj adheres to a strict posting schedule. "I do twice a week, habitually posting on Wednesday and Saturday of every week," he says. However, he also recognizes the importance of balance and recently took a break after the birth of his baby boy. This pause allowed him to work on enhancing his video production process.

Endless Content Opportunities

One might wonder if Raj ever runs out of homes to tour. His response is both insightful and reassuring. "I have so many," he says confidently. In Austin, Texas, where he operates, new construction is a significant part of the real estate market. Raj estimates having access to around 300 homes for video tours. But he doesn't stop there. If he ever feels he's running low on content, he reaches out to listing agents to inquire about featuring their properties in his videos.

Behind the Scenes: Filming and Editing Process

Raj's video production process is surprisingly straightforward. He uses a camera stabilizer, shoots in 4K with a wide-angle lens, and typically takes less than an hour to film a complete home tour. His efficiency is further highlighted by his ability to memorize every aspect of the homes he showcases, making his presentations seamless.

Raj mentions that he uses the DJI Osmo Mobile paired with his phone to get the smooth shots in his videos. You can find a link to this stabilizer on my sites recommended gear list.

Probably what takes Raj the longest is recording the audio voice over for his videos. To get the best sound quality, Raj does not record these on site but instead records them at home in his studio. This also gives him access to all the facts about the property and and features while he is talking.

The Art of the Call-to-Action

In the realm of YouTube marketing, call-to-actions (CTAs) play an important role in actually generating leads. Raj has taken an interesting approach to CTAs. Instead of giving obvious CTAs, Raj strategically places CTAs in his videos, usually in the form of mentioning a past client or transaction he has done. For example he may say in his video “I helped a client buy this exact model just last month and was able to negotiate a free gazebo for them.” This tells the viewer that Raj is a real estate agent and works with clients but he is not interrupting the “flow” of the video with his CTA.

The Future of Raj Sahoo's YouTube Journey

Raj's journey on YouTube has been impressive, and it's clear he has a strategic plan for the future. He acknowledges the need to improve his video titles for better search optimization. "I think there are better titles that I can do here," he admits, hinting at a continuous quest for growth and refinement. Raj is also talking about hiring a local videographer to help him film these home tours so he can really scale this model.
