Epique Realty vs REAL: In-Depth Comparison 2026

Choosing the right real estate brokerage can significantly impact an agent’s earnings, career growth, and overall lifestyle. In 2025, two brokerages attracting attention are REAL Broker and Epique Realty.

REAL positions itself as an innovative, AI-driven brokerage that leverages technology built in-house to streamline the agent and client experience.

On the other hand, Epique Realty markets itself as a “perks-first” brokerage, offering agents an extensive package of benefits like car washes, free AI headshots, roadside assistance, sign installs, and over 70 other perks—but often at a higher annual cost to agents.

This article breaks down both companies across several categories: background, commission splits, revenue share, stock awards, technology, training, and more. The goal is to help you evaluate which brokerage aligns best with your career and financial goals.

REAL vs Epique Realty Company Background

REAL

Epique Realty

Epique Realty is a newer brokerage, branding itself as a “Brokerage 2.0” experience (Epique Realty). Founded by Joshua Miller and his team, Epique differentiates itself by offering 70+ benefits to agents, ranging from free luxury yard signs and healthcare coverage to professional development perks like coaching, continuing education, and mentorship.

As of August 2025, Epique is up to 3,130 agents nationwide, earning it #23 in the T360 Mega 1000 rankings for sheer numbers—and #31 for gross commission income.

Key highlights:

  • Growth Stats: 3,130 agents,  342% spike in 2024-2025.
  • Focus Niches: Luxury collections, pools, water views, and golf homes.
  • Unique Perks: Free coaching, no E&O fees, free car washes, 70+ perks total.

Key Differences

  • REAL focuses on low-cost entry, scalability, and AI-driven efficiency, making it attractive to agents who want to maximize take-home pay and leverage technology.

  • Epique Realty leans into a higher-cost, perks-heavy model, offering agents tangible lifestyle and business benefits (healthcare, car washes, yard signs, etc.) in exchange for steeper fees.

REAL vs Epique Realty Commission Splits, Caps, and Fees

REAL Cost & Splits

REAL Brokerage keeps its commission model straightforward and agent-focused, emphasizing transparency to let producers keep more from every deal. The core setup is an 85/15 split, where agents retain 85% of their gross commission income (GCI) and the brokerage takes 15% until the annual cap is reached.

Once capped, agents pocket 100% of commissions moving forward, paying only a flat transaction fee per side. This structure scales with your business type, making it flexible for solos, teams, or high-volume players.

Key details at a glance:

  • Split: 85/15
  • Annual Cap: $12,000 for solo agents& team leaders; $6,000 for team members or $4,000 for mega team members.
  • Post-Cap Transaction Fee: $285 per transaction side. (Drops to $100 after paying $6,000 in post-cap transaction fees)
  • CBR Fee: $50 fee per transaction for broker review & compliance
  • Annual Fee: $900 annual fee (Paid $300 out of the first three transactions of the year)

Check out my REAL Fee Calculator to see how much it would cost to run your business at REAL.

Epique Realty Cost and Splits

Epique Realty also has an 85/15 split, but they have a $15,000 cap with a declining cap, which lowers $1,000 a year for the first 5 years, at which point it becomes a $10,000 cap.

Epqiue also charges agents a 0.1% transaction fee (maximum of $500 per transaction) at the same time as their split until they pay a total of $5,000 in transaction fees. After this point, the transaction fee drops to $250 per transaction. Source.

This is significantly different from other brokerages, like REAL, who only charge a transaction fee after the agent as capped, not at the same time. You could also look at this as a second $5,000 cap which agents pay at the same time as their $15,000 cap.

Epique also charges their agents a monthly fee of $149 or $99 a month for team members.

Key details at a glance:

  • Split: 85/15
  • Annual Cap: $15,000 cap that drops to $10,000 over the first 5 years; $10,000 cap for team members
  • Transaction Fee: Up to $500 per transaction until you pay $5,000, at which point it drops to $250 per transaction.
  • Other Fees: $99-$149 monthly fee.

Key Differences

While both offer an 85/15 split, REAL pulls ahead with its lower $12,000/$6,000 caps compared to Epique’s $15,000/$10,000 caps.

Another key difference is that at REAL, you only pay the transaction fee AFTER you cap, while at Epique, you pay up to $500 per transaction until you pay the transaction fee cap, at the same time as their typical cap.

This is true for team members as well, making Epique one of the most expensive cloud brokerages for the team. Their $149 monthly fee also makes it harder for newer agents or team members just starting out.

Epique Realty says that their 15% split is what they use for brokerage operations and then their monthly fees and their transaction fee is what cover the cost of all of their perks.

REAL vs Epique: Revenue Share — Deep Dive

When comparing REAL’s and Epique’s revenue share systems, the differences come into focus once you examine how much you can make, how tiers are unlocked, and what limitations apply. Below is a breakdown of each model and a side-by-side look at how they differ.

Joining Epique Realty vs REAL Broker

REAL Broker’s Revenue Share Explained

REAL has one of the more transparent and generous revenue share systems in the cloud brokerage space. 60% of their monthly revenue goes back to agents in the form of revenue share. This is more than any other cloud brokerage and allows them to pay more per agent than anyone else.

How Much You Can Earn per Tier

The percentages are how much you will earn from each commission from the agents you sponsor. This is taken out of the 15% that REAL takes.

Tier% of commissionMax Rev Share per year
Tier 15%$4,000
Tier 24%$3,200
Tier 33%$2,400
Tier 42%$1,600
Tier 51%$800

Unlocking Higher Tiers

By default, only Tier 1 is unlocked (i.e., you can earn revenue share only on agents you directly bring in). To start earning from deeper layers (Tier 2, 3, etc.), you must unlock those tiers through one of three paths:

  1. Producing Tier 1 Agents Path: Recruiting a certain number of producing Tier 1 agents

    • 5 producing Tier 1 agents ➝ unlock Tier 2

    • 15 producing Tier 1 ➝ unlock Tier 3

    • 20 producing Tier 1 ➝ unlock Tier 4

    • 25 producing Tier 1 ➝ unlock Tier 5

  2. Attractor Path: Unlock tiers based on total size of your network (across all tiers), regardless of producing criteria

    • Tier 3 at 750

    • Tier 4 at 1,000

    • Tier 5 at 1,500

  3. Producer Path: Unlock tiers by hitting your own production milestones

    • When you “cap” (i.e. hit your own $12,000 company dollar cap), you automatically unlock up to Tier 3 for the remainder of your capping year.

    • If you reach “Elite Agent” status, you can unlock up to Tier 5 for the remainder of your capping year.

Willable Revenue Share

At REAL, any revenue share you earn is 100% willable. You can designate a child, grand child or anyone as the recipient. This gives agents the opportunity to build generational wealth.

Co-Sponsorship

At REAL an agent joining can name two agents as their sponsor into the company. Any revenue share will be split evenly between them. This helps more agents receive revenue share.

Epique Realty’s Revenue Share

Explained

Epique Realty takes a different approach with a flat 5-level revenue share model where you earn the same amount of revenue share for an agent at any level of your network. Epique allocates 50% of their monthly revenue to pay back to agents in the form of revenue share.

  • You earn 10% of the cap collected from all agents on 5 levels.

  • You don’t need to unlock levels, they are all unlocked from day 1.

  • However, with Epique’s declining cap, this also means the rev share you earn per agent will also drop each year. From $1,500 per capping agent to just $1,000 per capping agent.

      • Year 1: $1,500 per capping agent

      • Year 2: $1,400 per capping agent

      • Year 3: $1,300 per capping agent

      • Year 4: $1,200 per capping agent

      • Year 5: $1,100 per capping agent

      • Year 5+: $1,000 per capping agent

This creates a diminishing return effect on revenue share over time, even as you grow your organization.

Willable Revenue Share

Epqiue Realty also offers williable revenue share. Like REAL, there are no requirements for the recipient to be a licensed agent and your network can continue to grow after it has been passed along.

Key Differences (Revenue Share)

Both brokerage have a 5 tier revenue share model and allow for agents to will their revenue share to loved ones. The biggest differences are in how you ulock tiers of revenue share and how much each brokerage pays out per tier.

  • Unlocking Tiers: At Epique, you do not need to unlock tiers of revenue share, how ever at REAL you do. REAL does offer many different ways to unlock tiers through production or through attraction.
  • Payouts: REAL pays out significant’y more in revenue share then Epqiue. For a tier 1 agent, it could be as much as $4,000 vs $1,000 a year per capping agent. REAL also pays out 60% of their monthly revenue back to agents vs Epiques which is only up to 50%.
  • Predictability: REAL’s revenue share fixed and will pay out the same every year the agent is at the brokerage. The revenue share you earn at Epique on the other hand, diminishes every year for the first 5 years the agent is at the brokerage. This means you have to continuously add more agents to compensate for the lowering revenue share.

REAL vs Epique Stock Awards

REAL

REAL views its stock awards program as an additional income stream for agents, giving them equity ownership tied directly to the brokerage’s success. Because REAL is a publicly traded company (NASDAQ: REAX), the stock agents earn is immediately visible on the market and can appreciate over time.

Agents can earn free stock in fiveways:

  1. Capping – Agents receive 15 shares of REAL stock (7 for team members, 5 for mega-team members) each year after hitting their annual cap.

  2. Sponsoring – Agents earn 7 shares (3 for team members, 2 for mega-team members) when a sponsored agent closes their first transaction.

  3. Elite Agent Production Award – Receive $12,000 in stock for the Production Awards annually for qualify as an Elite Agents through production.

  4. Elite Agent Cultural Award – Receive $8,000 in stock for the separate Cultural Award annually for giving back to your local community or the REAL community.
  5. Stock Purchase Plan – Agents can contribute a portion of their commission to purchase REAL stock and receive a 10% match before you cap and a 15% match after you cap.

Because of these opportunities, some top producers at REAL report earning more in free stock each year than they pay in caps and fees. This effectively makes their brokerage costs zero — or even a net positive.

All awarded stock has a 3-year vesting period.

Epique Realty

Epique Realty also offers an agent stock awards program, even though the company not publicly traded, which means agents can not sell their stock on the open market, or see it’s value. Epqiue has said they are hoping to have their IPO some time in 2026 “assuming favorable market conditions.”

Epique says there are 6 ways agents can earn stock, however, they are a little ambiguous on exactly how much. (Source)

  • Joining Epique (sign-on award)

  • First Home Sale with Epique

  • Capping

  • Recruiting New Agents

  • Hitting an Anniversary Date

  • The Power Award – Up to $15,000 in free stock

In addition, Epique agents can buy company stock at a 20% discount by allocating 5%–10% of their commission toward purchases.

Like REAL, all free stock vest in 36 months. Epique stock awards are based on a quarterly “409A valuations” to determine share price until the company goes public.

Key Differences (Stock Awards)

  • Public vs. Private: REAL’s stock is publicly traded (REAX), giving agents immediate liquidity and transparency. Epique’s stock is private, which means agents can not sell it or track it’s price on the open market.

  • Earning Potential: Both companies offer large stock awards for top producers, however, REAL offers top-producing agents who qualify for Elite status $12,000 in stock for the Production Awards, plus $8,000 in stock for the separate Cultural Award annually, compared to Epique offering their top producers up to $15,000 a year for their Power Award. Both companies awards do have other benefits as well.

  • Stock Purchase Programs: REAL offers a 10% match before cap / 15% after cap on stock purchases directly out of their commission while Epique offers agents a 20% discount on their stock purchases.

  • Vesting: Both companies require a 3-year vesting period for stock awards.

REAL Elite Agent vs Epique Power Award

Both companies offer awards for top producers with significant benefits. REAL calls theirs their Elite Agent Award and Epique calls theirs Power Award. In this section I want to break down the qualifications for each as well as the benefits agents receive for hitting them.

REAL Elite Agent Award Explained

In order to qualify for the Elite Agent Award, agents must first cap and then their are two paths.

The first is paying $6,000 in Post Cap Transaction Fees.  With this fee being $285, this means agents will hit it after closing 21 transactions post cap.  If you are a team leader, a portion of the team members transaction fee contributes to your $6,000 in Post Cap Transaction Fees, which makes it even easier for them to hit.

The second way is to earn at least $500k in GCI with at least 10 closing worth $1M each. (Source)

There are 4 rewards for hitting Elite Agent. First, you and your team members transaction fee drops from $285 to $100 for the remainder of your capping year.

You also are award the Production Award of $12,000 in REAL stock.

Thirdly, you qualify for Cultural Award of $8,000 in REAL stock. To earn this, you must give back to your local community or the REAL community. The most common way of doing this is agents teach classes in the REAL Academy monthly.

The fourth benefit is you unlock all 5 tiers of revenue share for the remainder of your capping year.

Use my REAL Fee Calculator to determine how many deals you would need to close to qualify for Elite Agent.

Epique Realty Power Award Explained

To qualify for Epique Realty’s Power Award, an agent must do $10,000,000 in sales volume, or close 24 transactions a year.

There are several benefits to qualifying for the Power Award. First, you earn up to $15,000 in Epique Realty stock.

Secondly, agents earn double revenue share on your tier 1 for a year.

Thirdly, your monthly fee drops from $149 to $99 a month for a year.

Key Differences In Awards

Both awards give agents large amounts of stock, reduce their fees and increase their revenue share. However, REAL does all of these at significant’y higher amounts. REALs stock award is up to $9,000 more a year.

REAL also saves agents more by reducing their transaction fee from $285 to $100. That’s a savings of $185 per transaction, which is much larger then Epiques savings of $50 off their monthly fee.

REAL unlocking all 5 tiers of revenue share for Elite Agents could also earn an agent significantly more in revenue share. Potentially tens of thousands or hundreds of thousands of dollars. For most agents, their Tier 1 is their smallest tier, so Epique doubling potential revenue share from $1,000 a year to $2,000 a year will not move the needle much in comparison.

The trade off for the increased awards is that Elite Agent is slightly harder to hit then the Power Award. At Epique, you can hit this milestone with just 24 transactions.

At REAL, when you cap will influence how many deals you need to close, but if you are a solo agent with an average sales price of $500k and average commission of 3%, then it will take 27 transactions to hit Elite Agent.

If you are a team leader, you can hit it even sooner because part of your team members transaction fees will count towards your Elite Agent Award.

So if you are a top producer, REAL is the better option as you will earn more in free stock, save more money and potentially earn more in revenue share.

Conclusion

REAL and Epique Realty both represent the next evolution of real estate brokerages — tech-forward, cloud-based, and equity-driven. However, their models serve different agent profiles:

  • REAL is ideal for agents seeking a technology focused brokerage who is inventing the future and focusing on creating a seamless experience for agents and consumers. REAL has a far more established brand with it’s 30,000 agents across North America and it’s stock being publicly traded on the NASDAQ.
