REAL Broker Revenue Share Explained (Comprehensive 2026 Guide)

We have seen several different iterations of the “revenue share” model adopted in the real estate industry over the last decade, such as Keller Williams, which used “Profit Share” to grow to be the largest brokerage in the world, at one point, by agent count.

Revenue share is seen as an alternative growth strategy for a company compared to the traditional strategy of spending money on advertisements to grow.

The revenue share model offers additional advantages besides just growth, such as providing its agents with additional streams of income, incentivizing a culture of collaboration, and creating a better new agent experience because every new agent will have at least 1 sponsor in the company.

How much does REAL pay in revenue share

REAL Revenue Share Model Explained

REAL pays out 60% of its monthly revenue back to agents through its revenue share program. This is the most out of any brokerage in the industry. They will also pay up to $4,000 a year for every capping agent you directly sponsor, again the highest in the industry.

Agents can unlock up to five tiers of revenue share, each representing a level of downline agents. Any agent you directly sponsor into the company will be in your tier 1, anyone they sponsor in will be in your tier 2, and so on, going down 5 levels.

  • Tier 1 – $4,000
  • Tier 2 – $3,200
  • Tier 3 – $2,400
  • Tier 4 – $1,600
  • Tier 5 – $800

The revenue share amounts were determined by a simple 5%, 4%, 3%, 2%, 1% model. Revenue share is taken out of the 15% split and $12,000 cap that each agent pays to REAL Broker a year.

Within that 15% paid to REAL,  5% of the commission goes to their tier 1 sponsor, 4% goes to your tier 2 sponsor, 3% goes to your tier 3 sponsor, 2% goes to your tier 4 sponsor and 1% goes to your tier 5 sponsor.

The percentages are how much you will earn from each commission from the agents you sponsor. This is taken out of the 15% that REAL takes.

Tier% of commissionMax Rev Share per year
Tier 15%$4,000
Tier 24%$3,200
Tier 33%$2,400
Tier 42%$1,600
Tier 51%$800

As you can see, this could mean that an agent’s entire cap to REAL could be given back to the sponsoring agents above for them.

Obviously, this would not be a sustainable model if the entire cap went back to agents in revenue share and nothing went to the company. This is why you only receive your tier 1 benefits by default, but need to unlock your tier 2-5 benefits.

How do you unlock tiers of revenue share at REAL?

Your tier 1 benefits and revenue share are immediately unlocked, but agents need to unlock the tier 2-5 revenue share benefits.

What makes REAL unique is the multiple ways to unlock those tiers:

  • Tier 1 Agents: At REAL, you can unlock tiers of revenue share by having producing agents in your Tier 1.
    • Unlock tier 2 with 5 tier 1 producing agents
    • Unlock tier 3 with 15 tier 1 producing agents
    • Unlock tier 4 with 20 tier 1 producing agents
    • Unlock tier 5 with 25 tier 1 producing agents
  • Production: Agents can also unlock tiers of revenue share through their own production.  With these methods, the tiers remain unlocked until your next capping year begins.

    • Capping: When an agent caps, they unlock tier 1-3 of revenue share.
    • Elite Agent: When an agent hits Elite Agent status, they unlock tiers 1-5 of revenue share.
  • Attraction-based unlocks: Agents can also unlock tiers by their total network size.

    • 750 agents to unlock Tiers 1–3

    • 1,000 agents to unlock Tiers 1–4

    • 1,500 agents to unlock Tiers 1–5.

For team leaders or brokers, you can also adjust the cap to see how much you would earn from your team or brokerage.

REAL’s 6-month Grace Period

For the first 6 months an agent is at REAL, they are considered a producing agent for the purpose of receiving revenue share, and all 5 tiers of revenue share are unlocked.
We do this largely so that team leaders who join with large teams can immediately start receiving revenue share on agents, and given some time to start unlocking tiers. However, this 6 month grace period is given to all agents who join. (Source)

Co-Sponsorship at REAL

Something unique about REAL’s revenue share program is that it offers co-sponsorship.

This allows an agent to list 2 sponsors when joining the company. By doing this, the joining agent will have 2 uplines to lean on for support, and both co-sponsors will split the revenue share 50/50.

The oncoming agent will also count as .5 of a “producing agent” for each co-sponsor for the purpose of unlocking tiers.

Willable Revenue Share

At REAL, our revenue share is fully willable. There are no requirements for the recipient to be an agent, like at other companies. This means you can will your revenue share to your children or grandchildren or even a trust.

You do need to earn this by simply being an agent with REAL for a certain number of years.

  • 1 year = 20% of revenue share
  • 2 years = 40% of revenue share
  • 3 years = 60% of revenue share
  • 4 years = 80% of revenue share
  • 5 years – 100% of revenue share

REAL Retirement Plan

At REAL, for an agent to receive revenue share, they themselves need to be a “producing agent”. We do this because we want to be a company of producing agents, not full-time recruiters.

However, REAL does offer a revenue share retirement plan, which allows agents to receive their revenue share indefinitely. To unlock this retirement plan, you simply need to be a producing agent at REAL for a certain number of years.

  • Producing agent 3 years = 60% of revenue share
  • Producing agent 4 years = 80% of revenue share
  • Producing agent 5 years – 100% of revenue share

You do still need to keep your tiers unlocked by either having producing agents in your tier 1 or by your total network size.

What is a producing agent at REAL?

REAL Broker defines a “producing agent” as an agent who has contributed at least $450 in company dollars in the previous 6 months. So as long as they close at least 1 deal or even just one referral that leads to them giving REAL $450 or more, they are considered a “producing agent”.

Because REAL takes 15% of a commission, this means an agent needs to earn a $3,000 commission every 6 months, in order for real to receive that $450 in company dollars.

This commission can come in the form of sale commission, rental commission, referrals, or team leader splits.

What if the agent who joins is on a half-cap?

Because revenue share is paid out of the cap an agent pays to REAL, if an agent is on a half cap $6,000 the most you can make from them is also cut in half to $2,000 a year. If they are on a mega team and have a third cap of $4,000, the most you can make from them is $1,333 a year in revenue share.

What happens if an agent leaves your downline at REAL?

In that situation, REAL would assume their tier in your downline, and you would continue to receive revenue share on the agent beneath them, assuming you unlocked those benefits.

For example, let’s say an agent in your tier 1 position attracts 50 agents to your network who are in your tier 2, 3, 4, and 5. If that initial agent in your tier 1 leaves REAL, those agents still remain in your tiers 2,3, 4, and 5, and you continue to receive revenue share on them.

What if my sponsor leaves the company?

If your full sponsor leaves the company, you can name a new co-sponsor within 30 days. You will get a notification in reZEN prompting you to choose a new sponsor.

How do you get credit for an agent joining your network at REAL?

You can get credit for an agent joining your network in 1 of 2 ways. First, they need to list you as their “sponsoring agent” when they sign their Independent Contractor Agreement and join REAL.

The second way is by them joining using your referral link, such as mine here. Regardless of whose link they use, if they write in another agent’s name when joining, that will supersede the link they used.

How do you choose a sponsor when joining REAL?

Your sponsor or co-sponsor should be the person who was influential in your decision to join REAL. This is not always the first person you heard about REAL from, but often the person who educated you and was key in your decision to join REAL.

Is there a fee to receive revenue share at REAL?

To receive revenue share, there is a $175 annual fee taken out of your first revenue share payments. There is also a 1.2% processing fee on revenue share. (Source)

Is REAL’s Revenue Share model sustainable?

Yes, REAL was designed from the beginning to operate on 40% of revenue and give 60% back to agents in revenue share. REAL is fully net profitable, listed on the NASDAQ, has $0 debt and as of 2026, has about $50M in liquid assets on its balance sheet.
